These Terms & Conditions (“Terms”) govern your use of this website and your requests for estimates, consultations, and services from
Sterling Property Professionals LLC (“Sterling Property Professionals,” “we,” “us,” or “our”). By using this website, submitting a form, calling, texting, emailing, or otherwise contacting us, you agree to these Terms.

2) Service Area and Availability

We serve a focused Northeast Ohio service area to maintain scheduling reliability, quality control, and clean follow-through. We may also accept projects outside our published city pages at our discretion, based on travel time, scope, and scheduling. Submitting a request does not guarantee availability or acceptance of a project.

3) Estimates, Consultations, and Scope

  • Estimates are free unless stated otherwise. If a fee applies (for example, for a specialized consult or design work), we will disclose it before proceeding.

  • Any estimate or recommendation is based on the information available at the time (including photos, measurements, and site conditions).

  • Final scope, materials, and pricing may be updated after an on-site assessment, changes in conditions, or changes requested by the customer.

4) Scheduling and Communication

By submitting your information, you authorize Sterling Property Professionals to contact you by phone, text message, and/or email to respond to your request, schedule appointments, confirm details, and provide follow-up related to your inquiry or services. Message and data rates may apply, and you can opt out of marketing text messages by replying STOP (where applicable). Carriers are not liable for delayed or undelivered messages.

5) Deposits and Payments (If Applicable)

Some projects may require a deposit to secure scheduling or initiate procurement of materials. If required:

  • Deposit amounts and payment terms will be provided in writing prior to acceptance.

  • Deposits may be non-refundable if used to order materials, reserve labor, or begin project planning.

  • Any refundable portion (if applicable) will be stated in writing.

6) Changes to the Project (Change Orders)

If the customer requests changes or if site conditions require a change from the original plan, we may issue a change order that describes the revised scope, timeline, and cost. Work beyond the original scope may require written approval and additional payment.

7) Customer Responsibilities

To support safe, efficient completion of work, the customer agrees to:

  • Provide accurate contact and project information.

  • Provide reasonable access to the property (including gates, pets secured, and access to utilities where necessary).

  • Disclose known site conditions or constraints (e.g., easements, buried lines, HOA restrictions, drainage issues).

  • Obtain any required HOA approvals unless otherwise agreed in writing.

8) Site Conditions, Utilities, and Permits

  • Underground utilities and unknown site conditions can impact project scope and cost.

  • Customers are responsible for disclosing known underground systems and property boundaries.

  • Permit requirements vary. Unless expressly stated in writing, the customer is responsible for permits and approvals. If we assist, it will be specified in writing.

9) Photos and Media of Work

You grant Sterling Property Professionals permission to take and use photos/videos of the project area and completed work for documentation, quality control, and marketing (including our website and social media).
You may request the removal of identifiable media of your property at any time by contacting [email protected]. We will make reasonable efforts to remove it from our controlled channels.

10) Warranties and Disclaimers

Any workmanship warranty (if offered) will be described in writing for the specific project. Unless otherwise stated:

  • Natural settling, shifting due to soil conditions, improper drainage, not included in scope, and customer-caused damage are not covered.

  • Materials may carry manufacturer warranties; those warranties are governed by the manufacturer.

11) Limitation of Liability

To the maximum extent permitted by law:

  • Sterling Property Professionals is not liable for indirect, incidental, special, consequential, or punitive damages.

  • Our total liability for any claim related to services or the website will not exceed the amount paid to us for the specific service giving rise to the claim.

12) Website Use

You agree not to misuse this website, interfere with its operation, or attempt unauthorized access to systems or data. Content on this website is provided for general information and may be updated without notice. You must be 18 years of age or older to use this SMS service.

13) Governing Law

These Terms are governed by the laws of the State of Ohio, without regard to conflict of law principles.

14) Updates to These Terms
